TheMonopolyProject (TMP) is still Number 1 and climbing.
We’ve more than doubled our original investment of $100,000. If you call it two years, that’s a 43% rate of growth. If you call it 2 and a quarter years, it’s still 37%. That is very impressive, but not sustainable or predictable.
This month we added $7K in equity even as our new-build house in Coolidge decreased in value.
TheMonopolyProject remained at the top with a total Score of $205,835. We easily outscored the stock market (VTSAX), WOOD, and Gold.
TMP now has 2.0 houses; that is, one house wholly owned (Valencia) and two houses half owned with Jeff; 29th Avenue and Toltec.

The increase in the standings is a result of the increase in value of the first two houses, Valencia, and 29th Avenue.
Valencia increased by $11,800:
29th Avenue increased by only $1,000; but Redfin and Realtor are now reporting estimated values instead of the sales price:
Toltek, our new build house that is still under construction decreased, yet again! Last time (June to July) it was because a change in our methodology: using the published asking price on the builder’s website versus verbal input from the sales team. This time they actually decreased the asking price by $9,000 on their website. This is definitely a sign that the super-hot housing market is now just hot. We have even seen open house signs. Previously there where none because a house got multiple offers as soon as it was put on the MLS. The estimated equity is still $13,000 above our contract price.
On 13 August 2021, Jeff and I went to the Richmond American “Home Gallery” to complete the design of this house. We were helped by their delightful designer, Carol. We completed the home with the addition of $6,735 in upgrades. We will give a full report of the design process (at the sales table, electrical, then the Home Gallery) in an upcoming blog. In the meantime, they have installed the ground plumbing. They have installed the forms for the concrete pour scheduled for 7 September:
Last month we reported on the flood at the cabin: “Our July 2021 Standings – Ho Hum, Still Number One!”. This month we had a bull fight in the yard at the cabin. The brown bull beat the two black bulls, one at a time.
The two losers then had a perfunctory fight before giving up and wandering away.
