We are shutting down the entire TMP project!

That’s why I dated this update for April 1. There is too much confusion as we are in the process of buying four more TMP/TMP2 houses. Two were bought as of 31 March 2025; two are scheduled for 11 April 2025. So, we left the TMP “Score” at the previous month’s value. We updated the other nine opportunity options. Gold was up over 9% based on the whole tariff/political situation.

To recap our strategy and why it is so hard to calculate our present value:
⦁ For TMP: Refinance our first TMP property and use the proceeds to buy two more houses;
⦁ We refinanced the house on Valencia bought in March 2019 for $197K,
⦁ Use the proceeds ($84,700) to buy two new build houses in Coolidge,
⦁ The houses were $288K with about 34% down ($98,400) at 6.625% and $296K with 25% down ($74,790) at 6.875%.
⦁ We had to add cash to reach the down, this will all be calculated in next month’s update
⦁ The Valencia loan had a balance of $158,146 at 3.5%. The new loan is $251,250 at 7.125%
⦁ For TMP2: Sell our existing house on 29th Ave and use the proceeds to buy two more home houses via a 1031 exchange:
⦁ We sold the house on 29th Ave in March for $325K netting $132,939 for the 1031 exchange:
⦁ We bought two house: one for $276K, the other for $284K.
⦁ We got about a 5% discount for buying in bulk and a several property upgrades for “free”,
⦁ These are still in escrow; more details next month,
⦁ The net result when we are done will be to increase the number of TMP houses from one to three; and the number of TMP2 houses from three to four. So for the total TMP count will be 3 TMP plus one half of 4 TMP2 house equal to 5 houses (from 2.5).
⦁ More important than number of houses, is that we have increased to total value of the houses we own, that is what the appreciation is based on.
And on a great positive note, Jeff and I share a birthday, March 20th, albeit several years apart. We celebrated by taking a cooking class with Chef Paul from the L’Academie Baking & Cooking School. Attendees were Jeff & Alex, Jim & Michelle, our daughters Katie & Jon, Melissa & Tyger, our mutual friend Megan, Michelle’s brother Mike and my best friend from first grade, Peter.

We made beef braciole, (Involtini) and it was excellent.
